What does AREA48 stand for?
AREA48 stands for Appraising Real Estate in 48 Hours which is the Business model we follow in our appraisal business.
Do I need a license to appraise?
Technically no...but you WILL WANT to become fully licensed sooner or later. You WILL need to partner with someone who IS licensed but you don't necessarily need your own license. Someone licensed has to sign for the report (with the proper disclosures if you are working on the report). You will need to check with your state to determine exactly what you can and can't do on your own. For example...in California you don't need a license to do inspections but you do have to have a Supervising Appraiser.
Do I need to have a license to have an appraisal business?
No...this is America and you can own any type of business you want. I had my own appraisal business before I was ever fully licensed. For example...you can partner with appraisers who do the appraisals and reports but YOU may own the business and clients. The appraisers are just sub-contractors or employees. It depends on how YOU want to structure it. You don't ever have to have an appraisal license if you structure your business correctly.
Do your programs count towards my Required Education Hours?
No...your Required Education hours are through approved courses by your state and the AQB.
What's the Difference between your programs and the ones I need to become licensed?
Required Education classes are geared more towards passing your state tests then giving you actual working knowledge. Our programs teach you what is done on the job as opposed to what you need to pass your test. We also give you invaluable information on how to run your business...the state education doesn't care about that.
Can I use your programs to get my 2,000+ Experience Hours?
No...Hours (at this point) can only be accrued through actual appraisal work although they ARE coming out with programs where you will be able to accrue some hours through 'mock' appraisals. If you read my materials then you will find out how to set up your business without having all your hours.
I live in another state from you...can I still use the same report templates?
Yes...you may need to change some of the comments and obviously the geographic comments but the forms are used nationally so there is very little difference.
Can I work for you as a Trainee?
Only if you meet my qualifications. You would have to call me to find out.
What do appraisers make?
It depends on your geographical location. The average fee per job is $350. In my opinion a good appraiser (even as a trainee)...in a decent market and populated area should start out making $80,000 to $120,000. I have routinely made over $350,000/year once I became fully licensed.
The market is bad...should I get into appraising?
Yes...Now is the best time to start gaining your knowledge. Real Estate markets are cyclical...it will come back and when it does you want to be prepared to do the actual work so you can benefit instead of trying to learn your craft at the expense of your clients.
Can you REALLY make $700+/hour as an appraiser?
Absolutely...If you follow my system you will learn how to do an appraisal report in 1/2 hour. That's an average report cost of $350 x 2. If you work with others that can go up to $1,000/hour. As a Trainee...if you follow my system you can make $350/hour and more!
If you make $700+/hour...why are you doing this and not appraising?
I still appraise but I have been doing it over 14 years now. I have a passion for helping others succeed and this is just one avenue to do that. Appraising has been good to me and now I want to share that success. To me...helping others succeed is even more rewarding and I now have several business where I get to help with that..
Who do you recommend for my Required Eduction?
We recommend Allied Business Schools...but you want to make sure that they service your state. If not you can check with your state appraiser board as they will have a list of approved schools. Remember...most schools only help you with what you need to pass your state test. Doing appraisals on the job are very different...unfortunately.
